Check-in & Check-out Policy

Arrival / Check-in

  • Check-in time: From 16:00 to 00:00

  • Guests arriving outside these hours must notify us in advance. Late arrivals are subject to availability and may incur additional charges.

  • All guests are required to present a valid photo ID at check-in. We reserve the right to take a copy of this identification where required by law.

  • Guests may be asked to present the payment card used to secure the booking. Failure to provide valid identification or payment verification may result in refusal of check-in.

  • Special requests (including early check-in) are subject to availability and may incur additional charges.

Departure / Check-out

  • Check-out time: By 10:00

  • Late check-out is subject to availability: £10 per hour up to 14:00. After 14:00, a full additional night may be charged

 

Cancellations & No-Shows

  • Cancellation and refund terms are governed by the booking platform used (Airbnb, Booking.com, Agoda).

  • No-Show Policy: If a guest fails to arrive on the scheduled arrival date, the booking will be treated as a No Show and charged in accordance with the platform’s cancellation policy.

  • Prepaid reservations are non-refundable and cannot be amended.

  • No refunds will be given for early departure or interrupted stays.

 

Pre-authorisation Policy

  • We reserve the right to pre-authorise a credit or debit card provided at booking or on arrival.

  • A pre-authorisation is not a charge. It is a temporary hold placed by the issuing bank and may remain for 10–15 working days, depending on the card provider.

  • The pre-authorisation amount may vary based on length of stay or booking conditions.

 

Non-Refundable Bookings

  • Non-refundable bookings may be charged at any time prior to arrival.

  • If payment fails, updated card details must be provided within 24 hours, otherwise the booking may be cancelled.

 

Payment Policy

  • Accepted payment methods (where applicable): Visa / Mastercard / American Express / Cash

  • We do not accept cheques.

  • Third-party payments require a completed third-party authorisation form and valid identification of the cardholder.

  • VAT adjustments may apply if tax rates change between booking and stay dates.

 

Identification & Overseas Guests

  • All guests must provide valid identification upon check-in.

  • Overseas guests (excluding Republic of Ireland and Commonwealth citizens) may be required to complete a registration form in accordance with UK regulations.

  • Acceptable ID includes: Passport / Driving licence / National ID card

 

Damage, Loss & Penalties

  • Guests are responsible for any damage or loss caused during their stay.

  • Costs for repairs, replacement, or additional cleaning may be charged via the booking platform.

 

Smoking Policy

  • This is a 100% non-smoking property.

  • Smoking inside the property will result in: Immediate termination of stay (without refund)

  • A £300 cleaning charge

 

Children Policy

  • Children under 12 years old stay free when sharing the room with parents, subject to room capacity limits.

 

Pet Policy

  • Pets are not permitted, except for registered guide dogs.

  • Guide dogs must be notified in advance.

  • Any damage caused by an animal will be charged to the guest.

 

Guest Conduct & Behaviour

  • Abusive, aggressive, or inappropriate behaviour towards staff or other guests will not be tolerated.

  • We reserve the right to refuse service, terminate stays, or request guests to vacate the property without refund.

 

Visitor Policy

  • Visits from unregistered guests are not permitted.

  • Maximum occupancy: 2 guests per room

  • All occupants must be registered and provide valid identification.

 

Complaints Procedure

  • Any issues or complaints should be raised during the stay so we can address them promptly.

  • Excessive noise or disturbance may result in eviction without refund.

 

Third-Party Bookings

  • We are not liable for errors, omissions, or misinformation provided by third-party booking platforms regarding facilities or services.

 

Guest Privacy

  • Guest details will not be disclosed to third parties without consent, except where required by law.

  • Personal data is processed in accordance with our Privacy Policy.

 

Amendments

  • We reserve the right to amend these policies in line with legal or operational requirements.

  • The terms applicable are those in force at the time of booking.
